Need Of Formal Education in Real Estate

Real Estate today is the 3rd Largest Industry in India and is expected to touch USD 180 Bn. by the year 2018. Currently there is a shortage of almost 2.73 Crore Houses which , going by the current pace of development is expected to touch 3.20 Crore houses by the year 2020.To top it all the slogan of our Hon’ble P.M. Sh. Narender Modi “Housing For All” by 2022.As per a recent report of KPMG-NAREDCO:

- Contribution of Real Estate to Indian GDP expected to be 15% by 2030.
- USD 1 Trillion will be the size of construction industry by 2025 : 3rd     Largest Globally.
- It will be largest Employer in India. Will give Employment to 75 Million (7.5 Crore) people by 2022.

So if we are to achieve these targets we need to work seriously & systematically. We need to develop necessary infrastructure, infuse requisite funds and to top it all bring in Trained Manpower.

Real Estate industry has come a long way, from being an unorganized sector to organized one. Today there are Rules & Guidelines, Governing Bodies, Organizations like NAREDCO, CREDAI and latest but most important Real Estate Regulatory Act.  Real Estate Investment Trust(REIT) has also been introduced.

Today Real Estate is not everybody’s cup of tea. You need to be professional & Expert to excel like other developed industries. Indian Real Estate has become more complex in structure and more international in scope.

It is a big irony that in spite of being such a large industry & poised for exponential growth, there are no institutes, in Organized Sector, providing education in Real Estate.

There are courses available for Chemical, Mechanical, Electrical, Civil & so on but none for Real Estate. It is lack of knowledge which leads to majority of disputes between buyers & sellers. Today majority of people either have no or partial knowledge.

Most of them are not aware of even basic things like what is Super, Built-up & Carpet Area, Property Registration guidelines & procedures in their area of operation, Charges Applicable at various stages, Type of Approvals required & so on. This Leads to customer dissatisfaction and many a times disputes, as mentioned above.

If Real Estate is a Full Fledged Industry, than there have to be proper courses. There should be different level courses namely Basic, Diploma & Degree, covering various verticals like Compliance, Sales, Marketing & Branding, Leasing, Property Management & so on. The curriculum of these have to be properly designed.
