Location is one of the most important criteria to look for in
a project. Some people say it is only the location which matters when you look
for a property to buy. Broadly speaking When we talk of location we should look
for following things:
1. Connectivity
How good is the connectivity of that location with other
areas of town. How easily is public transport available , especially at odd
hours .
2. Amenities
Amenities like a market place , a hospital, a school ,a
Recreational Area like a Mall, Bus Stand
, Railway Station , Even Airport etc. How far are these from the project
location.
3. Density & Type of Population nearby
Than another thing we look for is , how crowded are the
surroundings and what class of people are living there. Generally these days
people don’t prefer an area which is too crowded.
Developer
The 2nd
most important factor , or may be the most important factor to look for is who
is the Developer of the project. What to look in a developer is being listed
separately in the chapter “ Things to Look For in a Developer”.
Status Of Approvals of Project
As we all know a
number of approvals are required in a project before it can be started. So we
must check that whether developer has got all the approvals for the project or
some are still pending.
Ownership Of Land :
We must check the
land papers of the project land and ensure that land is fully owned by
developer and he is not selling units on partially owned land.
Ambiance & Facilities
Another factor to
look for in a project is the Ambiance of the project that will be and the
facilities being provided. In Ambiance comes the Green Area, Outside Aesthetics
of the proposed towers, water bodies like fountains , small ponds etc. In
facilities come the things like Swimming Pool , Club & Gymnasium, Small
Market Place , Parking , Security , Power Back-up etc.
Quality Of Construction
If the construction
is yet to start than ask for the construction specifications from the concerned
executive of developer. If the construction is already on than visit the site ,
see the quality of work yourself , interact with the construction staff to have
further knowledge.
Inside Of Flat
From
the sample flat at site see how the flat will look from inside. If it is not
yet there try to have an idea from the brochure of company. What all Equipment & Products will be provided in the flat like In Bathroom, Kitchen, Drawing Room, Rooms, On walls, roof
& so on.
So in
your interactions with developer staff , site visits gather detailed knowledge
on above, have your satisfaction first
and then start promoting it to clients or think of buying it if looking for self.
